Centene Plaza

Project Description

Clayco provided development, design and construction management services for Centene Plaza, the first Class A office in downtown Clayton, Mo., in a decade and the region’s first and only multi-tenant office that is LEED registered. The building is 96 percent leased to companies such as managed care provider Centene Corporation and the area’s third largest law firm, Armstrong Teasdale, as well as, JP Morgan, Cassidy Turley and Stinson Morrison Hecker. The development is a 550,000-square-foot, 21-story office tower with a 500,000-square-foot, 1,700-space parking garage and a public plaza with decorative landscaping, including outdoor seating, a waterfall and a fire pit. The building and pedestrian entertainment plaza feature striking artwork by Liam Gillick, such as an illuminated colored glass canopy connecting the 12-story garage to the office tower.

As a national healthcare provider, Centene’s commitment to sustainability and healthy living drove its desire to construct a high-performance LEED registered facility. Sustainable features include a 21,000-square-foot green roof (the largest in St. Louis metro), smaller stormwater detention vaults, low-E glazing for heat gain reduction, and access to two light rail stops.

Clayco overcame various challenges to bring this project to market and almost fully leased status in just 15 months. Clayco’s real estate services team developed the financing plan that enabled the project to come to fruition amidst the worst financial collapse in years by working with the city of Clayton, county and state, as well as strong partnerships with the client and The Koman Group. Forum provided master planning and full design, architectural and engineering services for the garage and retail space. Concrete Strategies, Inc. self-performed the concrete framework using an innovative sequencing plan.
