Project Description

Clayco completed construction of Johnson Residential Hall on the University of Missouri – Kansas City campus, a four-story, 328-bed residence hall featuring semi-suite, double and single-occupancy rooms in two wings connected via a glass-encased corridor. Each wing includes a large multi-purpose room, private study areas on each floor, two social spaces per floor (lounge and entertainment rooms), a community kitchen and a resident director apartment. The 82,000-square-foot housing facility offers a renewed resolve toward enhancing residential life for UMKC’s students through a true living-learning environment with features such as three secured rooms for musical performance practice, laundry facilities, a computer lab and an outdoor sand volleyball court.

Built in a two-phase construction process, the project was the first at UMKC to achieve LEED certification. The restricted urban site required alternative transportation measures and efforts to reduce automobile pollution. High-efficiency plumbing fixtures and landscape irrigation design reduce water consumption by more than 30 percent. Energy-use reductions were achieved through energy-efficient HVAC systems and controls, lighting systems and controls, and a building envelope with improved window systems and insulation. In addition to incorporating a high percentage of recycled and regional building materials, more than
50 percent of construction waste, while strictly limited, was diverted from area landfills. The building’s interior features natural illumination; views to the exterior environment; use of non-toxic and environmentally friendly paints, coatings, carpets and finish materials; and
air ventilation and control systems that allow students to enjoy fresh air throughout all
interior spaces.
