Clayco provided design-build services for the 173-unit, 420,000-square-foot redevelopment of the historically registered Ely & Walker Dry Goods warehouse in downtown St. Louis, Mo. Located in the Washington Avenue Loft District, this turn-of-the-century warehouse building was transformed into a modern apartment building with 50,000 square feet of retail space on the first level, a restaurant at street level, and a 90-car underground garage.
Clayco and Forum worked closely with the National Park Service and the city of St. Louis to ensure the design and subsequent construction met requirements to maintain the building’s historic status. To bring out the building’s original beauty while also infusing modern residential design and convenience, 97,200 square feet of brick and terra cotta exterior was cleaned and tuck-pointed, existing materials were reused and existing wood windows refurbished, while 24 custom-designed balconies were added as an extra amenity. The Ely Walker Lofts project features a five-story atrium to increase natural light, refinished hardwood floors, high ceilings, exposed ductwork and pillars, a rooftop deck, an entertainment room and a fitness center. Tenants have 29 different floor plan options ranging from $130,000 to $300,000.
