St. Louis-based Clayco Inc. and Charlotte-based Cox & Schepp Inc. have joined forces to build the 112-unit Royal Court Condominiums in the affluent Dilworth section of Charlotte.
The joint venture began construction on the 11-story structure on Oct. 8. Pinnacle Properties, also of Charlotte, is the developer, and Merriman Associates of Dallas is the architect. Seventy-six of the 108 luxury condos have already been pre-sold. Completion of the project is scheduled for early 2009.
“Managing the intricacies of building in a market currently enjoying unprecedented economic growth and near full employment can be a challenge. However, our partnership with Cox & Schepp has mitigated that risk, and we look forward to a successful conclusion,” said Joe Arnold, Clayco’s senior project manager. “The building is featured prominently within the downtown Charlotte skyline and combines luxury interiors with signature exterior architecture.”
Located at the corner of Royal Court and Vance Street, the 252,000-square-foot building will offer easy access to E. Morehead Street and Interstate 277. The concrete frame structure will rise nine stories above ground and feature brick, stucco and glass skin, and two levels of underground parking. Amenities will include Charlotte skyline views, a two-story entryway with a waterfall, a rooftop luxury mineral pool with a grill area, workout facilities, secured parking and private balconies.
In addition to Arnold, Clayco’s team includes Paul Giacoletto, vice president; Bob Fritz, project executive; Dan Katz, project manager; and Matt Montgomery, project engineer. Cox & Schepp’s team includes Terry Glover, superintendent; Rodger Foresman, vice president; and Bill Caldwell, project executive. L.A. Fuess Partners Inc. of Dallas is the structural engineer.
