CLAYCO REAL ESTATE SERVICES Clayco Real Estate Services is a full-service real estate development firm with integrated design and construction capabilities. The firm specializes in land developments and site selection, financial incentive and entitlement negotiations, and financing relative to build-to-suit turn-key development projects. Over the past ten years, they have been involved in the development of over 8 million square feet of office and industrial product.

FORUM STUDIO Established in St. Louis, Missouri in 1999 as a wholly owned subsidiary of Clayco, Forum Studio represents a collection of Architects, Interior Designers, and Graphic Designers dedicated to their profession. The philosophy of a holistic, collaborative and integrated approach brings together all the necessary disciplines from the beginning to the end of a successful project. We view our office as a "communal workroom" for the collaborative efforts of all team members including the client, contractor and all consultants.

CONCRETE STRATEGIES As a core competency, the self-perform concrete business unit has been an important and integral part of our success story. Clayco is the nation’s largest tilt-up concrete contractor and averages four million square feet of wall systems annually. In addition, we build a wide variety of complex concrete structures including foundations, parking structures and structural building systems.

GEOGRAPHIC DIVERSITY Clayco's geographic diversity protects us from being too dependent on any single market. More importantly, our experience in other markets allows Clayco to approach with confidence any project in virtually any location. Clayco is currently working or has completed major projects in Missouri, Illinois, Arkansas, Connecticut, Florida, Maryland, New Jersey, Indiana, California, Tennessee, Michigan, Texas, Massachusetts, West Virginia, Georgia, New York, New Hampshire, Oklahoma, Pennsylvania, Iowa, Louisiana, North Carolina, South Carolina, Minnesota, Kentucky, Ohio, Virginia, Wisconsin, Idaho, Kansas and Wyoming. Clayco has also completed its first project in Ontario, Canada.

Our philosophy when in local markets is to be a local friend to the community and maximize local subcontractors and suppliers from the regions while bringing the strength of national knowledge.

FINANCIAL STRENGTH Clayco has developed a very strong financial base. Our geographic and product diversity insulates Clayco from being too dependent on any single market, customer, or type of work. This has helped create a strong financial base for our growing company. Our great subcontractor relationships are enhanced by our ability to pay subcontractors on time and often before we are paid. Clayco also enjoys a very strong bond capability with commitments to providing Clayco with virtually unlimited bonding capacity.

PROCUREMENT AND NATIONAL BUYING AGREEMENTS For the past several years, Clayco has entered into national buying agreements with major equipment suppliers and installers for a wide variety of construction materials. Our agreements include both direct purchases by Clayco and purchases through our design/build partner subcontractors. The objectives and achievements of our national agreements are to provide our customers with the best available products at reduced cost of materials; to establish consistent quality levels and similar traits for all our projects; to increase the reliability of material and systems delivery and scheduling for our projects; to provide an increased level of service and design assistance from the equipment providers and to be able to provide to our clients with current and up-to-the-moment equipment information as new products become available.

SUSTAINABILITY - LEED QUALIFICATIONS As the nation's most creative builder, Clayco takes the responsibility on every project we deliver to maximize a wide variety of solutions for the client. Obviously economics, public and social issues, architectural preference and the reality of the client program drive the final solution. The concept of "green" architecture and then LEED certifying same is a great example of some of the complexity to putting the pieces of the puzzle together with a successful outcome on all fronts.

Clayco has the tools, knowledge and experience to provide maximum benefit at the best possible cost. Our design team always emphasizes best practice in finding the solutions. Many Clayco constant practices are recognized as "green" friendly. The methods used for construction in the field and how to deal with waste and components for recycling are common.
